The Residential Tenancies Amendment Act 2024 (RTAA 2024) is introducing significant, phased updates to New Zealand’s tenancy laws throughout 2025 to clarify the rights and responsibilities of both tenants and landlords. Immediate changes have already streamlined bond lodgements to a strictly online process and strengthened protections against retaliatory termination notices. Key upcoming shifts include new rules for periodic and fixed-term tenancies effective January 30, 2025, and expanded provisions for electronic communication and family violence withdrawals starting March 20, 2025. Furthermore, a new pet consent framework expected later in 2024 will allow tenants to keep pets subject to reasonable conditions and a potential pet bond.
